If you have blemished credit or not enough down payment to purchase a home, you might consider renting a house to own. Everyone's heard about the concept of rent to own. Plenty companies make tons of money renting appliances, TVs, beds, just about anything for your home on a rent to own basis. If you don't have the money to buy right away, you can pay a little each week and own the item in about 12 to 15 months. The main downfall is that you've paid about twice as much for the item. When you rent a house to own, you are usually paying more per month than you would with a rental, but that extra money is going toward purchasing the home.
 
 
In a tight mortgage market to rent a house to own can be a win-win situation for the seller and buyer/renter. The buyer can lock in a good deal on a home even though they're not ready to purchase it yet. They don't feel as though they are throwing the rent money away because some of it is going toward the purchase of the home. If the seller does not need to sell the property right away, he can be content knowing that the renters will keep the place up because they will be thinking of it as their own house. If they decide not to follow through on the contract, the seller gets to keep all the extra money that was to be used to purchase the home. 
If you're looking to rent a house to own, don't limit yourself just to houses that you see listed as rent to own. Find a house that you like and approach the seller to see if they would be interested in rent a house to own terms. Usually a person who has the home as an investment would be willing to enter into a 3 to 5 year contract to give the buyer a chance to get the down payment or build credit to get approved for the loan. 
 
As with any contract, make sure you have read it carefully. There can be many terms that can be written in the sellers favor unnecessarily. It's best if you can get a realtor or real estate attorney to take a look at the contract and explain it to make sure that you fully understand all the terms.
